The condo features a great open floor plan, that seamlessly connects the living area and the well-appointed, fully stocked kitchen. You have everything at your fingertips to prepare and enjoy a 5-course family meal or even a beachside snack. We provide pots & pans, dinnerware, a blender, toaster, and Keurig (as well as a regular coffee maker, too!) A full-size washer and dryer are also provided for your convenience.
After a long day of fun-n-sun, you can retreat to the serene master suite, where a plush king size bed awaits you with crisp white linens and sumptuous pillows for a delightful and refreshing sleep. You will wake up to the most beautiful sunrise as you step out onto your balcony for that first cup of morning coffee all while enjoying the crisp clean air and crashing waves along the beach.
The guest bedroom has a plush queen size bed with all the luscious linens and pillows we could find for a comfortable nights rest. Both bedrooms have their own exquisite bathrooms with beautifully tiled step in showers, large vanities with mirrors and plenty of storage for your bath amenities. The condo is thoughtfully appointed with all the amenities to ensure a comfortable stay, including high-speed Wi-fi, and smart cable TVs.

Policies
- Payment Policy
- All payments must be made via credit or debit card. Checks, gift cards, and cash will not be accepted.
- For guests staying less than 25 nights: 50% is due at the time of booking. The remaining balance is due no later than 21 days prior to your arrival date.
- For guests staying 25 nights or longer: 50% is due at the time of booking. The remaining balance is due no later than 120 days prior to your arrival date.
- The Manager will deposit payment(s) into an interest-bearing account to which the Guest waives the right to claim interest accrued.
- Cancellation Policy
- For guests staying less than 25 nights: Cancellation requests received more than 36 days prior to arrival will result in a refund to the Guest of all prepayments minus 5% of the Total Booking Charges as a cancellation fee. Cancellation requests received between 35 - 22 days prior to arrival will result in a refund to the Guest of all prepayments minus 50% of the Total Booking Charges as a cancellation fee. Cancellations within 21 days prior to arrival will result in a full forfeiture of payments.
- For guests staying 25 nights or longer: Cancellation requests received more than 150 days prior to arrival will result in a refund to the Guest of all prepayments minus 5% of the Total Booking Charges as a cancellation fee. Cancellation requests received between 149 - 121 days prior to arrival will result in a refund to the Guest of all prepayments minus 50% of the Total Booking Charges as a cancellation fee. Cancellations within 120 days prior to arrival will result in a full forfeiture of payments. Should the property be re-booked for any portion of the Guest's cancelled dates, the Manager will refund the Guest for the amount the Manager was able to re-book. This option is available only for guests staying 25 nights or longer.
- Cancellation requests must be received from the Guest via written method (email is an acceptable form of written communication). The Breathe Easy Rentals Team will review your cancellation request and respond with the final acceptance/denial information. Should the Guest not receive a reply email within 48 hours, please re-send your initial request as soon as possible.
- If the Guest elects to not protect their vacation investments by purchasing travel insurance coverage, please understand that no refunds will be given under any circumstances, except for the instances as stated above.
- Hurricane Policy
- In the event a hurricane targets the county in which the rental property is located, the Guest must have purchased travel insurance coverage to be eligible for a refund. Please see travel insurance coverage terms and conditions for a full disclosure of eligible events.
- Under no circumstances will the Manager provide a refund for inclement weather, tropical storm(s), and or hurricane(s). We strongly recommend purchasing the travel insurance coverage to protect your vacation investment(s).
- Travel Insurance
- Generali Travel Insurance protection is offered to all guests staying with the Manager. Vacation Rental Insurance provides coverage for the loss of prepaid, non-refundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses. The Manager strongly recommends the Guest protects their vacation investment by purchasing Travel insurance protection coverage.
- Premiums are calculated at 7.95% of the Total Booking Charges.
- A full explanation of coverage is available on the Manager’s website: Breathe Easy Rentals Travel Insurance.
- The full Generali Travel Insurance amount must be paid in full by 21 days before the Arrival Date or when the last/full payment is processed, whichever occurs sooner.
- All claims must be filed directly by the guest with Generali Travel Insurance.
- Age Requirement
- The Guest making the reservation should be at least 25 years of age and must occupy the Property for the entire duration of the Stay.

The condo and view was stunning! Take the elevator down and walk out to the beach ~ what more can you want?!? Appreciated the washer & dryer in the unit ~ along with the laundry detergent. Anything you would possibly need that you did not pack was there. The grounds are very well manicured and TOPSL had plenty of things to do if you did not want to spend the day at the beach. This beach view condo is absolutely the best place to stay! From the moment you walk in the door, it is beautiful and clean. The kitchen is well stocked with everything you will need. They provided extras like coffee, creamers, washing machine detergent, dishwasher detergent, paper towel, and toilet paper. The staff communicated effectively through text messaging. This place was everything we could have asked for - it was exceptionally clean which is #1 on my list of needs. Kitchen came fully stocked - appliances were all new & worked great.. the host was extremely responsive answering my silly questions. Bed were clean & comfortable. View of the beach was great, super easy to get around everywhere and the community was very nice! The guests that stayed there all looked like they were enjoying their stay as well. Unit is fantastic. Very modern and updated. Extra bonus is that there are no high rise buildings to the East so every morning we could enjoy sunrise with no large buildings in the way. Also meant there was a lot of open beach and wasn't crowded at all. Walk to the beach is very short so its easy to go back to the room if need be. Communication from property management was excellent. No concerns regarding directions, check in time and codes for garage and unit. This was probably our fourth stay in Miramar Beach and also probably my favorite. The condo is beautifully decorated in neutral beachy colors! When booking I was a little disappointed because it wasn’t a straight view over the ocean, but when I got there it was gorgeous. There’s just a few homes being built down below, but their colors are so pretty they match the colors of the sunrise! And it’s mostly undeveloped preserves area with total tree coverage. And you still have a really nice view of the ocean. Cleaning was immaculate except for one toilet. (I think it must have been accidentally overlooked.). Plenty of towels and I appreciated a few extras that were included that some properties have you bring...like full bottles of hand soap, dish soap,and laundry detergent. A few goodies were left on the counter for us as well. Customer service was great, communication was great...especially the website link detailing everything about the condo, parking, beach access, etc. it was seamless getting thru the security gate all the way into the condo. Breathe Easy Rentals will now be my goto rental agency when we are looking to come down! 10/10 will be looking to stay with them again.
